OSRS Mahogany Homes Guide: XP Rates, Strategies & Rewards

The Mahogany Homes is a minigame in which players are assigned to complete contracts for different NPCs that can be found throughout Falador, Varrock, East Ardougne, and Hosidius. It is a more relaxing alternative for training construction and it is also less expensive. 


How Does Mahogany Homes Work

Several contractors working for the Mahogany Homes company can assign contracts to players, with the location of each contract chosen at random. Players will have to travel to the home of an NPC and repair or replace the items in their house. In return, players are offered additional construction experience and carpenter points which they can use to buy items at the Mahogany Homes Reward shop, the player’s run energy is also refilled by the contractors after completion of a contract.


Types of Contract

Here are the several tiers of contract available that players may choose from if they have the required construction level:


Beginner: Level 1 construction required

Novice: Level 20 construction required

Adept: Level 50 construction required

Expert: Level 70 construction required


Players can boost their construction level to use higher tiers of contract but invisible boosts such as the crystal saw will not work.


Planks and, most times, steel bars are needed to complete each contract. The tier and location of the homeowner’s house determines the materials that the player must use. The player must talk to the homeowner to complete a contract after fixing their furniture before they can get another contract from the contractor.


How to Play the Mahogany Homes

To start, players must speak to Amy, the head of the company located just south of the park in Falador, she will offer to send players on jobs to complete several contracts for the company in any of these four locations: south-east Falador, north-east or southern Varrock, southern or central Hosidius, or a location in East Ardougne. 


Players only need to speak to Amy for the first contract, after which they can get contracts from other contractors which are: Mario who is found in Varrock, Ellie in East Ardougne, and Angelo in Hosidius.

Every mahogany home office is located in or near an estate agent office in each city. At the contract location, the client will list the items that need to be repaired which is random each time 


Recommendations For playing Mahogany Homes


  • Teleport to Varoock: use of runes or teleport tab
  • Teleport to East ardougne: use of runes or teleport tab
  • Teleport to Faldor: use of runes, charged ring of wealth, or teleport tab: the ring of wealth is the best alternative for this case as it is about 6 seconds closer to contracts and a bank compared to the use of runes to cast falador teleport or a teleport tablet.
  • Charged Xeric’s talisman or POH set to Hosidius: a POH in Hosidius is helpful to reach Barbara’s home in Southern Hosidius but Xeric’s glade from the Xeric’s talisman is not just close to Barbara’s home, it is also close to Leela’s and Mariah’s houses, making it a better alternative

When teleporting with runes, players can use the staff of air to save costs


  • Rune pouch for NPC contact spell: the rune pouch can carry the air, astral, and cosmic needed for the NPC contact spell is required to cast the NPC contact spell which is the fastest way to contact Amy
  • Plank sack: these are highly recommended as they can hold up to a total of 28 planks, this can be bought from the Mahogany Homes Reward Shop for 350 carpenter points.
  • Achievement diary cape: If the player has an achievement diary cape, they can easily teleport to Varrock, Ardougne, and Falador, this eliminates the need for the player to carry teleport tabs to get to those locations. Wearing this item along with a charged Xeric’s talisman to teleport to locations in Hosidius eliminates the need for the player to bring a teleport tab, allowing them to carry more planks.
  • Ardougne Cloak: this is a reward for completing an Ardougne diary, they can be used to teleport the player to south ardougne which is close to one of the houses for a mahogany home contract.
  • Book of the Dead: This is an improved version of Kharedst’s memoir obtained as a reward from completing the Kingdom Divided, but it holds up 250 teleport charges compared to the memoirs’ which has only 100. It is capable of teleporting the player close to one of the houses for a mahogany home contract, as shown below.. A hammer, saw, steel bars, and planks are required in varying amounts depending on the player’s contract and their construction level.
  • The Portal Nexus: using this or a marble portal nexus configured with teleports to Varrock, Falador and Ardougne allows players to teleport to the area of each Mahogany Homes location by using a house teleport tablet. An alternative method players with lower construction and magic levels can follow is to move their POH to hosidius and use a rune pouch filled with law, dust, and steam runes. This would allow them to teleport to each contract location.


Contract Locations

The locations below show the homes where players can be assigned to fix furniture, Each one has furniture that the player might be assigned to fix. The player will be assigned to fix more furniture when on a contract with higher difficulty. Also, there is a chance that the player will be assigned to fix furniture that requires a steel bar which has also been shown below:

  • Drawer: there are two drawers in this location, each requiring 2 planks to fix in all locations
  • Grandfather Clock: one plank is required to fix this in all locations.
  • Hat stand: one plank is required to fix this in all locations
  • Table: there are two tables in this location, 3 planks are required to fix each in all locations.
  • Range: only 1 steel bar is required to fix this

Experience Rates at Mahogany Homes

When playing the Mahogany Homes efficiently by using the fastest teleports and the NPC contact spell from the Lunar spellbook. Here are the experience rates players can expect:


  • At beginner tier (1 construction), player can get up to 37,000 construction experience per hour.
  • At the Novice tier (20 construction), players can get up to 80,000 construction experience per hour.
  • At the Adept tier (50 construction), players can get up to 160,000 construction experience per hour.
  • At the Expert tier (70 construction), players can get up to 200,000 construction experience per hour.


Without the use of the unlocks mentioned, players should expect a 20%-30% reduction in experience rate. Also, wearing the Carpenter’s outfit can increase the player’s experience rate up to 280,000 construction experience per hour when they are doing the expert tier contracts.


Players can expect a 10% increase in these rates when using the plank sack since less time is spent banking.


Cost of Playing the Mahogany Homes

  • At the Beginner tier, players will spend up to 136,000 GP each hour. They will use up 350 - 400 planks and 18 bars per hour.
  • At the Novice tier, players will spend up to 209,000 GP each hour. They will use up 375 - 425 planks and 22 bars per hour.
  • At the Adept tier, players will spend up to 425,000 GP each hour. They will use up 400 - 450 planks and 23 bars per hour.
  • At Expert tier, players will spend up to 1,100,000 GP each hour. They will use up 425 - 500 planks and 25 bars per hour.


Players can expect a 10% increase in cost when using the Plank sack.


Rewards From Playing the Mahogany Homes

Higher tiers of contracts offer players higher carpenter points and construction experience. On average, players can complete 50-60 contracts per hour. Depending on the tier, here are the points and experience that can be awarded for the completion of a contract


  • At the beginner tier, 2 carpenter points and 500 construction experience are awarded per contract
  • At the Novice tier, 3 carpenter points and 1,250 construction experience are awarded per contract
  • At the adept tier, 4 carpenter points and 2,250 construction experience are awarded per contract
  • At the Expert tier, 5 carpenter points and 2,750 construction experience are awarded per contract
